Just wondering what other Active Rainers are using for CMA software? Are you using the CMA feature provided by your MLS? Or are you using a 3rd party program such as Realty Tools, Real Edge, and Top Producer etc.?
Perhaps you are using nothing? And "winging it" when you meet your seller? Is that working for you?
I am in the market for a new solution. I have used one of the above mentioned programs for over 10 years and am not happy with their software, support and up-dates. I would like the new software to be fast and easily customizable by me. I would like a program that is not "canned" but can be tweaked to my way of (thinking) marketing. The software should be available on-line, have mail merge capabilities and look like I made the CMA "just for that particular seller". And of course I would like the software to be affordable, either a small annual maintenance fee or one-time purchase.

I use our MLS. It seems to work pretty good and you can customize it but its not the easiest. A lot of our bigger companies have programs with them you can use. I used TP for a while but then our MLS went to the internet and TP couldn't access.

I have been using a market centric approach to comparative market analysis since about 1997. I have something that I have developed that is quite user friendly, completely comprehensive, and it brings the time to prepare for a listing presentation down to under 15 minutes in some circumstances. Unbelievable? Ok, if you just want a snapshot of a neighborhood or evaluate an existing active listing, you could do that in under 5 minutes. No kidding. It's heavily graphics intensive, so essentially you are evaluating a picture of the market. Makes a presentation like you probably have never seen.
Warning: it's a very different approach. Requires your open mind to a different perspective on market analysis. Each time I do one for a client, it's an education for me. Each analysis I do is fun, easy, and entertaining, and each one makes me a better professional. I am convinced this is a game changer for our profession. We real estate professionals must take back some of the information advantage we once enjoyed. And we are sitting on a gold mine of information, but we barely use 10% of its wonderful value! Ok off my soap box.
We will have a subscription based web application ready by first of 2009. Meanwhile, I would be happy to send you a trial CD of the software. It requires at least Microsoft Excel 2003, but works best in Excel 2007.

I currently use my MLS CMA. I think it is quite poor considering the information they have at their fingertips.
ZESTIMATE! just kidding. We use our MLS software to do CMAs. It works pretty good most of the time
